Property owners should compare insurance by the risks covered, exclusions, limits, excess, valuation method, liability protection, claims process, and premium. Residential, rental, shared-building, and commercial needs differ. The policy wording and the declared use of the property determine whether a claim is covered.
Describe the property accurately
Provide the insurer with the address, construction, floor area, occupancy, security, pool, outbuildings, contents, and intended use. A private home, vacant second home, long-term rental, and short-term guest property may require different terms. Renovation, business activity, or extended vacancy should be disclosed rather than assumed to be covered.
For an apartment or managed development, establish what the building or owners' association insures and what remains the individual owner's responsibility. Request the master policy and identify any gap affecting internal finishes, contents, liability, loss of rent, or alternative accommodation.
Compare the same risks
Ask each insurer to quote against a common schedule. Relevant sections may include:
- Fire, smoke, escape of water, storm, flood, earthquake, and other natural events
- Theft, vandalism, glass, equipment, and contents
- Public liability and liability arising from tenants, guests, staff, or a pool
- Loss of rent, alternative accommodation, and business interruption
- Emergency assistance, legal expenses, and specialist valuables
Coverage names are not enough. Read the definitions, geographic limits, waiting periods, security conditions, and exclusions. Confirm whether natural-catastrophe protection is included, optional, limited, or subject to a separate regime.
Check limits, excess, and valuation
The sum insured should reflect the basis required by the policy, which may be rebuilding cost rather than market value. Contents, art, equipment, and external works can have separate limits. Underinsurance rules may reduce a claim if the declared value is too low.
Compare the excess payable for each type of claim, not only the headline premium. A cheaper policy with low limits or a high water-damage excess may offer less useful protection. Ask how depreciation, replacement, repair, and professional fees are treated.
Review claims service
Understand how a claim is reported, which evidence is needed, who appoints experts, and how emergency work should be authorised. For an owner living abroad, confirm whether a property manager can act and whether communication is available in a suitable language. Claims experience and response arrangements may justify a higher premium.
Keep photographs, inventories, invoices, valuations, maintenance records, and copies of the policy off site. Notify the insurer when the property, occupancy, value, or use changes.
Compare total suitability
Create a table showing premium, taxes, covered risks, main exclusions, limits, excesses, valuation, assistance, and claims process. Ask a licensed insurance professional to explain material differences in writing. Review the policy at renewal and after purchase, major works, new rental activity, or a significant change in value.
