Buying property in Marrakech involves more than the advertised price. The transaction includes several mandatory costs that should be built into the budget from the outset. This guide presents the main charges to consider when estimating an acquisition.

1. Registration Duty

For residential property, registration duty represents 4 % of the sale price. It is calculated from the value recorded in the notarized deed.

2. Notary Fees

Every property transaction in Morocco must be overseen by a notary. Fees are generally 1 % of the purchase price, with a minimum of 2 500 MAD. Administrative costs of between 1 000 and 3 000 MAD may also apply.

3. Land Registry Fees

Land registry fees, collected by the ANCFCC (Agence de la Conservation Foncière), amount to 1,5 % of the purchase price. They cover registration of the property in the national land registry.

4. VAT on New Property

A new property purchased from a developer may be subject to VAT of 10 % to 20 %, depending on the type and size of the home. The applicable VAT is normally stated in the sale contract.

5. Bank Charges for a Financed Purchase

When using a Moroccan mortgage, buyers should also allow for:

  • Application fee: approximately 1 % of the amount borrowed
  • Borrower insurance: based on age and profile
  • Interest rate: generally between 4 % and 5,5 %
