A purchase and a sale are different pieces of work with different risks. We keep them as two distinct tracks so you always know which step you are on and what is waiting on whom.

From brief to keys

For buyers who want the search narrowed down before they get on a plane.

  1. Set the brief

    Use, budget, neighbourhood and the things you will not compromise on, written down before anyone books a viewing.

  2. Shortlist honestly

    We send what fits and say plainly why the rest does not, including properties we would advise you against.

  3. Visit in one trip

    Viewings grouped over two or three days, with an advisor who has already walked every property on the list.

  4. Verify before you offer

    Land title, registered surface, permits, charges and the seller's authority to sell, checked before an offer goes out.

  5. Sign at the notary

    Offer, deposit agreement and deed, with the notary and the bank sequenced so nothing sits waiting on you.

Selling

From valuation to deed

For owners who want a realistic price and a buyer who actually completes.

  1. Value it on evidence

    A price built on what comparable homes have completed at, not on what similar homes are asking for.

  2. Prepare the file

    Title, plans, tax position and works history gathered up front, so a serious buyer is never left waiting on paperwork.

  3. Present the home

    Photography, plans and a written description in four languages, published on our site and sent to our own client list.

  4. Qualify the buyer

    Funding and intent are checked before anyone is brought through your door, and viewings are grouped rather than constant.

  5. Close cleanly

    Negotiation, deposit agreement, notary and handover, with one contact on your side and one on the buyer's.
