What decides
a site

  • Use

    Zoning and permitted use, so the activity you plan is the activity the site is allowed to host.

  • Power

    Connected load, three-phase supply, water and drainage, measured against your equipment list.

  • Access

    Lorry turning, dock height, staff parking and the run to the ring road at the hours you actually deliver.

  • Title

    Land title, building and occupancy permits, and the lease read clause by clause before any deposit.

Each of these goes in writing before an offer leaves our office, and we tell you plainly when a building fails one of them.

Method

From brief
to handover

One advisor holds the file, from the first call to the day the doors open.

  1. Write the brief

    Headcount, machines, power draw, delivery pattern and budget. These numbers decide which sites are worth a visit.

  2. Shortlist and visit

    We visit first, then bring you a short list with the reason each site is on it and the reason the others are not.

  3. Check the building

    Zoning, permits, land title, available load, structure and roof. Where a specialist is needed we bring one in.

  4. Negotiate the terms

    Rent or price, rent-free period, works allowance, service charges, break clauses and indexation, negotiated as one package rather than one point after another.

  5. Fit out and hand over

    We stay through the works, the connections and the handover, and we keep the paperwork in one place.

    The new town holds most of the office demand: banks, agencies, professional practices and support functions, on streets your clients find without directions.

    The industrial quarter north west of the city: workshops, craft studios, small production units and the depots that supply the medina and the hotels.
